December saw 7 sales of over $6 million including 3 properties purchased by 1 person for over $10 million each.  Wow - with over $162 million in sales, December had Eagle County's highest sales volume for the entire year. 

One of the seven sales of over $6 million was in Lionshead at the Tower Residences at Lion Square Lodge which is the only condo property in Lionshead that is ski in ski out.  

The 4,994 sq ft penthouse with family room/office and game room takes up the entire 5th and 6th floors of the new Tower Residences in the redeveloped Lion Square North Building.  Absolutely stunning!

Also sold in Lionshead in December was a completely remodeled Montaneros 1,159 sq ft 2 bedroom, 2 bath condo with top of the line finishes that went for $1,085,000.

While Eagle County saw over $124 million in real estate sales, Lionshead Vail's numbers were not as impressive. 

One sale in Lionshead at the Ritz Carlton Residences put Lionshead at just 2% of the county's total dollar volume.  Thank goodness for the Ritz!

This Ritz Residence sale was a 2,107 sq ft 2 bedroom + den, 3 bath residence overlooking the pool that went for just under $3 million. 

Even the Ritz Carlton Residences is feeling the pinch in the market.  They're offering discounts and incentives to jump in now while Ever Vail is starting to move through the planning stages with Town of Vail.  And unlike some Ritz Residences, there are no owner usage fees at this one.

A single sale of $7.5 million on Forest Road, Vail real estate's most prestigious residential neighborhood, pushed Lionshead Vail's real estate sales up to 10% of Eagle County's total dollar volume for the month of October.  Forest Road is the only street in Lionshead with single family homes and, outside of condos at the Lion Square Lodge, the only location in all of Lionshead with ski-in ski-out residences.

The Forest Road home that sold for $7.5M is a 5,864 sq ft 6 bedroom, 6.5 bath single family that sold for cash at approximately $1.5M off the list price.  There are deals to be found in Vail after all!

Lionshead's other sale during October was a 2,160 sq ft 3 bedroom, 4 bath, Ritz Carlton Residence that sold for $2,775,000.  Once again, the Ritz Carlton Residences are holding up the Lionshead real estate market.

Between Arrabelle at Vail Square and the Ritz Carlton Residences, Lionshead has managed to retain it's property value and hold strong.  Two sales at the Ritz Carlton Residences of Vail in Lionshead during September carried Lionshead's real estate sales figures for month.

A 1,998 sq ft 3 bedroom, 3 bath residence sold at $2,860,000

A 2,619 sq ft 3 bedroom, 4 bath residence sold at $3,295,000

And, another sale at the Lion Square Lodge, Lion Square North, proved that Lionshead's only ski-in ski-out property is still attracting attention.

A 1,166 sq ft 2 bedroom, 3 bath condo sold at Lion Square Lodge North for $1,265,000.

After less weighty real estate sales months in April and May, Lionshead Vail's real estate sales have come back strong.  

August was the 3rd month in a row that Lionshead real estate sales comprised over 13% of the total dollar volume in Eagle County.  With 7 sales totalling $11,465,700, Lionshead represented almost 14% of the county total. 

For the second month in a row, Lionshead hosted the highest priced property sold. 

The queen of luxury and the driving force behind Lionshead's stable pricing, Arrabelle at Vail Square saw the sale of a 4,207 sq ft 4 bedroom 5 bath condo sold fully furnished at $7.1 M.

The remaining $4.5 M in sales consisted of:

4 bedroom, 5 bath 2,925 sf Tower Residence sold at $926,700

2 bedroom, 3 bath 1,562 sf Ritz Carlton Residence sold at $1.75M

2 bedroom, 2 bath, 1,036 sf Mariott Residence sold at $1,089,000

1 bedroom, 1 bath, 735 sf Landmark condo sold sold at $600,000
